				<content:encoded><![CDATA[<p style="text-align:justify;"><img class="alignright" alt="RBC Lubon" src="http://www.rigginsconst.com/images/11181-350.jpg" width="349" height="218" />Riggins Construction &amp; Management, Inc. was contracted as the Design-Builder to repurpose this tired warehouse / office space into a functioning, specialty bearing manufacturing plant.</p>
<p style="text-align:justify;">The City street was excavated (and repaved) to install a 6”ø pipe that tapped into the existing 12”ø water main on the north side of Lawson River Avenue. This was done to add fire sprinklers to the building. Furthermore, an extension to the 6” detector check assembly for fire protection was installed.</p>
<p style="text-align:justify;">We removed landscaping in the front of the building to make room for an ADA-compliant ramp. We then re-landscaped, repaved, striped, and installed signage for the two new handicap stalls at the east elevation. We also added a handrail to the front stairs and met path-of-travel requirements from the parking area to the front door.</p>
<p style="text-align:justify;">All cracks in the concrete tilt-up panels were structurally repaired via <a href="http://rigginsconst.wordpress.com/2012/05/14/epoxyinjection/" target="_blank">epoxy injection method</a>. The entire warehouse was painted and accented with a royal blue wainscot. The concrete floors were also repaired.<span id="more-2714"></span></p>
<p style="text-align:justify;">To meet its intended use, the electrical service to this building was upgraded from 600 Amps of 120/208V to 1,600 Amps of 480/277V, three-phase, four-wire power which included coordination with Southern California Edison and the construction of a below-grade transformer vault on the exterior of the building.</p>
<p style="text-align:justify;">We coordinated the manufacture and installation of a 2.5 ton bridge crane in this facility which spanned the length of the west manufacturing bay. We installed a new air compressor and piping system for the production equipment which included a semi-recessed 2,000 ton press. The press required specially engineered footings and foundation pit. We added five new HVAC units as well.</p>
<p style="text-align:justify;">The warehouse’s concrete floor was scrubbed and sealed and the safety path-of-travel was painted with yellow traffic paint. Additionally, Riggins Construction helped orchestrate the relocation and re-certification of the manufacturing equipment from the client’s current location to this new building, minimizing production downtime.</p>
<p style="text-align:justify;">This project required asbestos abatement of the previous restroom flooring which was replaced with a color-coordinated sheet vinyl. The office areas were floored with an upgraded, broadloom carpet as well as VCT with accent tiles.</p>
<p style="text-align:justify;">Additionally two quality control rooms were constructed in the factory portion of the building.</p>
<p style="text-align:justify;">What was once an outdated, large warehouse with minimal office space has given way to a factory with 5,600 square feet of office space including a lobby, two conference rooms, a break area, three private offices, two open office areas, and upgraded restrooms all using the RBC company-wide color scheme.</p>
<p style="text-align:justify;">We are proud of so many of the technical aspects of this project for which, unfortunately, <a href="http://www.rigginsconst.com/pdf/RBCLubron.pdf" target="_blank">photos</a> cannot do justice. We were honored to present our client with a stylish and functional, safe factory and office space.</p>

<p style="text-align:justify;">I&#8217;m sitting at lunch with friends just the other day and I was asked the question,</p>
<blockquote>
<p style="text-align:justify;">&#8220;What is branding?&#8221;</p>
</blockquote>
<p style="text-align:justify;">Branding is listening to a thirty-year old Michael Jackson song on the radio and recognizing the Eddie Van Halen guitar solo.</p>
<p style="text-align:justify;">Branding is making a decision between using a restroom at a gas station or the restroom at a Starbucks.</p>
<p style="text-align:justify;">Branding is being reminded of your beloved uncle when you smell pipe tobacco with a hint of cherry.</p>
<p style="text-align:justify;"><span class="Apple-style-span" style="color:#000000;font-size:22px;line-height:32px;">Is Branding A Logo?</span></p>
<p style="text-align:justify;">Yes and no.</p>
<p style="text-align:justify;">In many ways, branding is the connection of your sensual experiences.  When I see a Diet Coke can, I become thirsty. Why?  I remember the feel of a cold can in my hands, the sound the can makes when it pops open, the tickle down my throat, and the taste afterward.  <strong>All of those memories are tied into the <a href="https://twitter.com/dietcoke" target="_blank">Diet Coke</a> logo.</strong></p>
<p style="text-align:justify;">Human history is full of seals, rings, flags, coats of arms, and crests used to distinguish families, tribes, and nations.  The human condition is curious; as much as we long for group acceptance, we still desire to be distinct and recognized. But I digress.</p>
<p style="text-align:justify;">Although the <a href="http://www.etymonline.com/index.php?search=branding" target="_blank">etymology of branding</a> is varied, we can all imagine a rancher using a hot iron to brand his livestock.  Each ranch had a distinct logo that made a permanent impression. Though originally intended to distinguish ownership, the logo reflected on the rancher, whether good or bad.</p>
<p style="text-align:justify;"><strong>Your behavior as a company will be associated with your logo.  In this regard, the branding is the logo and the logo is the brand</strong>.</p>
<p style="text-align:justify;">In my presentation, &#8220;<a href="http://youtu.be/9uPdJDSQJ-k" target="_blank">You Are What You Tweet,</a>&#8221; I gave the example that the <a href="http://www.caltrop.com" target="_blank">Caltrop</a> logo had no meaning to me until I met one of their employees, Mark DeSio.</p>

<p style="text-align:justify;">In our day, branding makes a permanent impression, too.  These impressions are based upon a person&#8217;s experience interacting with your company (brand) and there&#8217;s only so much of it you can control.  With the introduction of social media, individual impressions gain a much greater audience.</p>

<p style="text-align:justify;">Case in point. Twenty years ago I went to a pancake restaurant and there were cockroaches crawling on the table. Regardless of how many coupons they offer, how many all-you-can-eat pancake events they hold, I will never go to any of their restaurants again. That one experience made a lasting impression. Their advertising (branding) is no longer effective with me. My experience at their store made a permanent impression (branding).</p>
<p style="text-align:justify;">Big brands, like Diet Coke, are often used as an example because we all recognize them, making the lesson relatable to a diverse audience.</p>
<p style="text-align:justify;">The question always is:</p>
<blockquote>
<p style="text-align:justify;">How will that translate for me and my business on social media?</p>
</blockquote>
<p style="text-align:justify;">It&#8217;s simple. <strong>Behave online the way you would want to be perceived</strong>.  If you want people to think that you&#8217;re professional, behave professionally.  If you want people to believe you do quality work, produce quality content.</p>
<h2 style="text-align:justify;">So what&#8217;s my strategy for a small, commercial general contractor, you ask?</h2>
<p style="text-align:justify;"><a href="http://rigginsconst.wordpress.com/2011/09/02/featured-tweeter-rigginsconst/" target="_blank">I started our Twitter account in 2009</a>; it was the gateway drug to content on additional social media platforms.  With so many businesses becoming casualties of the recession I wanted to communicate two things:</p>
<ol>
<ol>
<li>We&#8217;re still in business.</li>
<li>We&#8217;re an established company but we&#8217;re not Luddites.</li>
</ol>
</ol>
<p style="text-align:justify;">When asked about my strategy by E &amp; T Plastics for their post, &#8220;<a href="http://www.e-tplastics.com/blog/how-construction-companies-are-using-social-media/" target="_blank">How Construction Companies Are Using Social Media</a>,&#8221; this was my reply:</p>
<blockquote>
<p style="text-align:justify;">“My strategy is to connect with others in our locality, learn and grow as a person, and bring brand awareness through the message that we are a stable company with roots in the past and a foot in the future.”</p>
</blockquote>
<p style="text-align:justify;">It&#8217;s true.  I&#8217;m on Twitter et al for branding purposes and my online behavior can be tailored to that end.  However, the other side of the branding coin is your collective perception.</p>
<p style="text-align:justify;">I asked our followers on Google+ and Twitter to offer a response to this prompt.</p>

<p style="text-align:justify;">True, I don&#8217;t have any negative feedback on this list; frankly, I&#8217;m happy to say that we don&#8217;t get it often.   However, negative feedback can sometimes be more valuable. <p style="text-align:justify;">For some reason, the social media skeptic tends to be fixated on this factor. Not surprisingly, I&#8217;m often asked what my return is for tweeting. After years of answering this question, I&#8217;ve settled on this analogy.</p>
<h2 style="text-align:justify;">I tell them about a billboard and 7-Eleven.</h2>
<p style="text-align:justify;">On the major corner by our office, there is a billboard. The freeway and two major streets can see this billboard.</p>
<p style="text-align:justify;">Coca-Cola is always advertising one of their many product lines on said billboard.  This billboard does not interact with you, it does not smile at you, it does not ask you questions.  It&#8217;s simply a large rectangle, in a vehicle&#8217;s direct line of sight, wallpapered with a visual advertisement.<span id="more-2566"></span></p>
<p style="text-align:justify;">Now, Coca-Cola is by no means an unknown brand, yet they feel it is appropriate to spend a portion of their advertising budget on a static, non-interactive billboard.</p>
<p style="text-align:justify;">On this same corner is a 7-Eleven store.</p>
<p style="text-align:justify;">Every day when I drive to work, I see both the 7-Eleven and the billboard, simultaneously.</p>
<p style="text-align:justify;">It is possible that I may subconsciously put the two ideas together, park, go inside, and buy a Diet Coke but in no way do I say to the cashier,</p>
<h2 style="text-align:justify;"><em>&#8220;Hey, I just bought a Diet Coke because of that billboard.&#8221;</em></h2>
<p style="text-align:justify;">Even if I did tell the cashier why I stopped in their store that day, they&#8217;d have no way to report it, since they&#8217;re neither owned by Coca-Cola nor do they have a connection with <a href="http://clearchanneloutdoor.com/markets/los-angeles/" target="_blank">Clear Channel Communications</a> who owns the billboard.</p>
<p style="text-align:justify;">In many ways, social media is like that billboard. It drives sales in some second or third-hand fashion, but there is no way to totally represent it with a hard figure.</p>

<p style="text-align:justify;">First of all, it&#8217;s refreshing to be reinforced by an &#8220;expert&#8221; on some of the theories and opinions I&#8217;ve come up with recently.</p>
<p style="text-align:justify;">Secondly, it was good to just laugh. Scott has a way to make us laugh at ourselves and the things we do, especially with technology, that just do not make sense.</p>

				<content:encoded><![CDATA[<p style="text-align:justify;"><img class="alignright" title="17520 Newhope" alt="17520 Newhope" src="http://www.rigginsconst.com/images/17520newhope-350.jpg" width="350" height="207" />Riggins Construction &amp; Management, Inc. is proud to announce the completion of the new roof system for Munroe Baldwin, LLC.</p>
<p style="text-align:justify;">We coordinated the project from front to back, including evaluating which HVAC units needed to be replaced and which simply needed repair. Once the scope was agreed upon, we contracted a structural engineer, obtained drawings, and put the project out to bid.</p>
<p style="text-align:justify;">This project included the evacuation and removal of ten roof-top HVAC units and four condensing units using a crane during the weekend. The new units were placed upon new, structurally-reinforced platforms and crickets were installed to redirect water flow around the units on the high side of the platforms. Inside, the corresponding digital thermostats were installed. Four condensing and new fan coils were also replaced and put on new wooden platforms with sheet metal caps.<span id="more-2535"></span></p>
<p style="text-align:justify;">While these units were being replaced, a new, four-ply, built-up roof with Title-24-compliant capsheet was installed and warehouse R-19 roof insulation was reinstalled; foil scrim capped it off.</p>
<p style="text-align:justify;">Since this work was completed during the summer (during unseasonably hot and humid weather), we supplied portable air conditioning units during removal and replacement. All of this work was done in fourteen business days. We are proud to have been able to minimize office downtime for our client and his tenants.</p>

<p style="text-align:justify;"><span style="font-weight:normal;">We realize that our value is derived from the quality folks who endeavor to work with integrity of heart and mind, who have a great future in their horizon, and who make our future success a certainty.</span></p>
<p style="text-align:justify;"><span style="font-weight:normal;">Here is a little bit about her so you can get to know her better.</span></p>
<p><strong>1. What is the most important invention or innovation that has happened during your life-time?</strong></p>
<p>This answer has to be computer chips, specifically silicon chips. It&#8217;s my understanding that this technology is what has lead to our phone becoming a personal computer.<span id="more-2521"></span></p>
<p><strong>2. How would you spend your ideal &#8220;free&#8221; day?</strong></p>
<p style="text-align:justify;">My ideal free day is just that: free.  Free of chores, tasks, or any social obligations.  I like to just go down to Dana Point Harbor and sit at the island watching the boats go in and out.  It&#8217;s funny that a boat parking lot has a such a calming effect.</p>

<p><strong>3. What, if anything, is too serious to be joked about?</strong></p>
<p>Quality and excellence.  Seriously, my mom always taught me to &#8220;do it right or don&#8217;t do it at all.&#8221; That mantra is on a continuous mental loop.</p>
<p><strong>4. How would you describe your personality?</strong></p>
<p>Shy yet obnoxious; I am a world of paradoxes.</p>
<p><strong>5. Who is the most famous person you have met?</strong></p>
<p style="text-align:justify;">The most famous person I&#8217;ve met is probably <em><a href="http://dennisagajanian.com/">Dennis Agajanian</a>. </em>Before one of his concerts, in the late 1990&#8242;s, I was singing ¿Con Qué Pagáremos? and he came and sang harmony with me.  That was pretty cool.</p>

<p style="text-align:justify;">When you think of a threshold, I&#8217;m sure you imagine a doorway, perhaps with a blushing bride being carried over one.  In this case, it&#8217;s financial in nature.</p>
<p style="text-align:justify;">This perplexing term is the Valuation Threshold and it has quite a bit of influence on the direction and scope of your construction project.</p>
<p style="text-align:justify;">The Valuation Threshold is a dollar value set each year by the State Architect&#8217;s Office from the State of California.</p>
<p style="text-align:justify;">Still perplexed?  Yes, it is a complex issue; perhaps the following chart will shed some light on how it may affect your building and your project&#8217;s budget.</p>
<p style="text-align:justify;"><a href="http://rigginsconst.files.wordpress.com/2012/08/valuation-graph-2012-8-nopaint-1.jpg"><img class="aligncenter size-full wp-image-2496" title="valuation graph-2012-8-nopaint-1" src="http://rigginsconst.files.wordpress.com/2012/08/valuation-graph-2012-8-nopaint-1.jpg?w=640&#038;h=496" alt="ADA Valuation Threshold" width="640" height="496" /></a></p>
<p style="text-align:justify;"><span id="more-214"></span>For example, if your project valuation (cost) is $60,000, excluding the costs for paint, flooring, and a few other exemptions, then $12,000 (20%) will have to be put toward ADA improvements from the outside in (path of travel, doors, restrooms, etc. per <a href="http://www.documents.dgs.ca.gov/dsa/pubs/checklists_rev_02-15-11.pdf" target="_blank">CBC 2010, Section 1134.b</a>.).  However, once the project is valued higher than the threshold, then the entire building will have to be brought up to current ADA codes and standards.</p>
<p style="text-align:justify;">The Valuation Threshold may be unchartered waters for you, but at Riggins Construction &amp; Management, Inc. we come across ADA issues with every project.  And, as they say, the proof of the pudding is in the eating.</p>

<p><strong>1. When did you start your twitter account?</strong></p>
<p>May 14, 2009 but I did not really get active until late 2010.</p>
<p><strong>2. What was your biggest obstacle in twitter?</strong></p>
<p style="text-align:justify;">Time management is my biggest obstacle. I have to be very cognizant of it or hours can go by in a flash.</p>
<p style="text-align:justify;"><strong>3. How often do you tweet? Do you have a schedule?</strong></p>
<p style="text-align:justify;">I do not have a set schedule for tweeting during the day. Every morning I check my mentions and respond. I tweet news as I get it and sometimes retweet kitchen and bath information from bloggers I follow.  I keep Hootsuite open during the day and monitor it.  I manage a twitter chat that is every Wednesday.  On some weeks my tweets are concentrated there.</p>
<p style="text-align:justify;"><span id="more-2466"></span></p>
<p style="text-align:justify;"><strong>4. What is your recommendation to new people on twitter?</strong></p>
<ul>
<li style="text-align:justify;">Don&#8217;t worry about quantity of followers. Follow and engage with quality accounts and your following will grow. I started out following accounts in our same industry and their friends. This has worked out well but it is also true that some of my most engaging and supportive followers are outside my industry, so be open minded and see who is active and interesting.</li>
<li style="text-align:justify;">I would also recommend tweeting from <a href="http://hootsuite.com" target="_blank">Hootsuite</a> or <a href="http://tweetdeck.com" target="_blank">Tweetdeck</a>. Tweeting from your Twitter account is very limited. I set up columns for the home feed, mentions and direct messages. This way I can see all that is going on at a glance.</li>
<li style="text-align:justify;">Do not overtly sell. Twitter is about relationships and sharing.</li>
</ul>
<p style="text-align:justify;"><strong>5. What is your favorite hashtag and why.</strong></p>
<p style="text-align:justify;"><a href="https://twitter.com/#!/search?q=%23kbtribechat" target="_blank">#kbtribechat</a> is my favorite hashtag. <a href="https://twitter.com/kbtribechat" target="_blank">@kbtribechat</a> is my twitter chat.  We have a great group of kitchen and bath pros who have fun chatting every Wednesday from 2:00 to 3:00 pm EST. Members of our community take turns hosting and topics change weekly.</p>

<p style="text-align:justify;">Not really.  I have had many supportive and talented friends on twitter to watch and ask questions of. <a href="http://twitter.com/@RobAinbinder">@RobAinbinder</a> is one of them.</p>
<p style="text-align:justify;"><strong>7. Can you recommend a twitter account that we should be following?</strong></p>

<p style="text-align:justify;"><a href="http://www.dailydropcap.com/alphabet-7-o"><img title="Daily Drop Cap by Jessica Hische" src="http://dailydropcap.com/images/O-7-cap.png" alt="O" width="92" height="89" align="left" /></a>nce upon a time, in a land far, far away lived a Big Bad Tweeter.  He didn&#8217;t care about Tweeps in Twitterville or their cultural paradigms.  He wasn&#8217;t concerned about being social; he just wanted to be heard.</p>
<p style="text-align:justify;">Now, the Tweeps in Twitterville were happy and good-natured. They wanted to learn and grow and talk about ideas.  They wanted to meet new people and share their lives.  But they were all secretly afraid of the Big Bad Tweeter.</p>
<p style="text-align:justify;">Every time he came to town he bullied everyone in Twitterville with his endless shoutouts in ridiculous overtones, roaring and growling at any hint of correction.  He hunted down their hashtags for business connections and filled it up with spam.</p>
<p style="text-align:justify;">No one could hear themselves speak.  They could only hear the roar of the Big Bad Tweeter.<span id="more-2440"></span></p>
<p style="text-align:justify;">One day, Little Red Tweeting Hood went to visit her social media guru.  Much to her surprise, her tweets had a different flavor. The personality seemed to fade.  The engagement was gone.</p>
<p style="text-align:justify;">Little Red Tweeting Hood said, &#8220;My, how often you have posted, Guru.  I didn&#8217;t know you were up at 2:00 a.m.&#8221;</p>
<p style="text-align:justify;">And the Guru replied, &#8220;I&#8217;m too busy. I have it scheduled.&#8221;</p>
<p style="text-align:justify;">&#8220;But do you wait for replies?&#8221; she innocently asked.</p>
<p style="text-align:justify;">The Guru replied, &#8220;This new app will do it all for me, I am too busy to tweet.  I have clients to talk to and proposals to write.&#8221;</p>
<p style="text-align:justify;">Puzzled, Little Red Tweeting Hood felt as though she may have done something wrong. Did she follow The Guru down the wrong path?</p>
<p style="text-align:justify;">No, in her gut she knew something wasn&#8217;t quite right.  With all of the courage she had to muster, she asked, &#8220;But isn&#8217;t social media <em>social</em>?&#8221;</p>
<p style="text-align:justify;">The Guru scoffed and mocked her and ridiculed her for not being hip and with it.</p>
<p style="text-align:justify;">Little Red Tweeting Hood was crushed. She began to cry. She questioned her own intuition. She felt as though she was a failure. She wondered if she had ever truly been effective on social media.</p>
<p style="text-align:justify;">Suddenly, she had an epiphany.</p>
<p style="text-align:justify;">&#8220;This couldn&#8217;t be my guru,&#8221; she thought to herself, &#8220;none of this makes sense.&#8221; Suddenly, her eyes became clearer.  In The Guru&#8217;s place she saw the impostor.  It was none other than the Big Bad Tweeter!</p>
<p style="text-align:justify;">&#8220;Help!&#8221; she tweeted. She was afraid of the notorious Bully of Twitter.</p>
<p style="text-align:justify;">Just then, the hero of our story, saw her checkin on Foursquare and returned a tweet.</p>
<p style="text-align:justify;">He affirmed all of Little Red Tweeting Hood&#8217;s beliefs.  He gave her a precious book that contained all she needed to guide her strategy.  He told her tails of social media doom and epic failures.  All within this gold-embossed, book of magic, Little Red Tweeeting Hood found exactly what she needed to silence the Big Bad Tweeter.</p>
<p style="text-align:justify;">Quickly, she turned to <a href="http://www.amazon.com/UnMarketing-Stop-Marketing-Start-Engaging/dp/047061787X" target="_blank">Chapter 16:  &#8221;Seven  Deadly Social Media Sins&#8221;</a> and quoted thusly:</p>

<p style="text-align:justify;">I see people using Twitter as a glorified RSS feed for their blog or an ad-puker.  So absent of personality, I wonder why they even try.  Yes, they are in business, but if they believe that business is built on relationships, they need to make buiding them their business.&#8221; ~ <a href="http://www.twitter.com/unmarketing" target="_blank">Scott Stratten</a>, <a href="http://www.amazon.com/UnMarketing-Stop-Marketing-Start-Engaging/dp/047061787X" target="_blank">UNMarketing</a></p>

<p style="text-align:justify;">In an instant, Little Red Tweeting Hood realized she had the power within herself to unfollow the Big Bad Tweeter.</p>
<p style="text-align:justify;">She told her friends about the magic book.  They began to stand up to the Big Bad Tweeter, too.</p>
<p style="text-align:justify;">Twitterville was forever saved that day and Little Red Tweeting Hood continued to grow into the social media diva she had always dreamed of becoming.</p>
